Winkler's planning committee is looking at the creation of a maximum density for multi-family dwellings in established single-family residential areas.

A density max of 4.5 dwelling units per acre was proposed to help protect the character of the single-family neighbourhoods.

While the city's infill development guidelines have helped to protect the privacy of adjacent neighbours, architectural standards remain a concern and priority for the city's planning department.

Other density concerns surround possible future downtown highrises, "we have to make sure we have the capacity in our waste water system to service that," Winkler Mayor Martin Harder says.

"We want to make sure we don't create an urban jungle."
